Despite what many consider a softening market in terms of seller leverage, the statewide sales numbers continue to push upward, landing most recently at a new July median price record of $545,000. That's a 2.8 percent increase over July 2024, and it marks the 66th consecutive month that New Hampshire has seen a monthly price increase compared to the same month of the prior year.

NEW HAMPSHIRE MONTHLY INDICATORS

There were 2,574 single family residential homes on the market at the end of July, which is a 28 percent increase over July 2024. But in context, it's still historically low inventory and provides just 2.5 months supply – the amount of time it would take to sell the current inventory at the current rate of sales if nothing else came on the market.

A balanced market is said to be 5-7 months' supply, and the last time New Hampshire saw a balanced housing market – October 2016 – 7,112 homes were for sale.

As a result, the bottom line continues to be affordability, and in July the NHAR Affordability Index remained below 60 for the eighth consecutive month, at 55, meaning the state's median household income is just 55 percent of what is necessary to qualify for the median-priced home under today's interest rates. By comparison, the Index has been as high as 200 as recently as 2013, and was last over 100 in 2021.
