A record January

The New Hampshire affordability crisis showed no sign of slowing in January, as the median price for single family residential homes reached $540,000, an all-time high for the month and a 7.5 percent increase over January 2025. It marked the 72nd consecutive month of year-over-year price increases

The NHAR Affordability Index dropped to 59 (and a 12-month average of 57), meaning the state's median household income is just 59 percent of what is necessary to qualify for the median priced home under today's interest rates. By comparison, the Index has been as high as 200 as recently as 2013, and was last over 100 in 2021.

Low housing supply remains the primary driver of ongoing price increases. Despite the 22nd consecutive month of a more than 10 percent year-over-year increase in single family residential inventory, New Hampshire still has only 1.4 months’ supply, meaning the amount of time it would take to sell off the current housing stock at the current rate of sales. With 5-7 months’ supply generally considered a balanced market, it's been well over nine years (October 2016) since the last time we saw even the low end of that benchmark.

At that time, the state had over 7,300 single family residential homes on the market. There were 1,434 at the end of January 2026, marking a more than 80 percent decrease in that span.

"The real issue in New Hampshire is inventory," NHAR President Josh Greenwald told the Registry Review last week. "We simply don't have enough homes."
