New Hampshire median price reached a new high for October, at $527,950. It's a 4.5 percent increase over October 2024 and marks the 69th consecutive month that New Hampshire has seen a monthly price increase compared to the same month of the prior year.
NEW HAMPSHIRE MONTHLY INDICATORS
There were 2,546 single family residential homes on the market at the end of October, which is a 20 percent increase over October 2024. But in context, it still provides just 2.4 months supply – the amount of time it would take to sell the current inventory at the current rate of sales if nothing else came on the market.
A balanced market is said to be 5-7 months' supply, and the last time New Hampshire saw a balanced housing market – October 2016 – 7,112 homes were for sale.
As a result, the bottom line continues to be affordability, and in October the NHAR Affordability Index remained at or below 60 for the 11th consecutive month. The October Index, at 60, means the state's median household income is just 60 percent of what is necessary to qualify for the median-priced home under today's interest rates. By comparison, the Index has been as high as 200 as recently as 2013, and was last over 100 in 2021.
